Project Description:
The project consisted of a 23-story boutique hotel tower addition and the renovation of an existing six-story mansion, integrating modern hospitality amenities while preserving architectural heritage.
Scope of Work:
BSPK was responsible for a full BIM implementation, ensuring a seamless transition from design to construction. Our services included:
- BIM Execution Plan development to establish workflows and coordination standards.
- VDC Management, including analytical clash detection, design and constructability reviews, clash reports, and virtual coordination meetings.
- LOD 300 BIM Modeling for architecture, structure, electrical, plumbing, and fire protection to support the construction phase.
- Scan to BIM for the existing mansion, delivering an LOD 200 model for accurate renovation planning.
- MEP Coordination Drawings to optimize system integration.
- Utilizing Revit 2019 and Navisworks Manage, our team ensured precision at every stage.
Summary:
Renovating an existing structure while constructing a high-rise posed significant coordination challenges—from aligning modern systems within a historic building to managing dense engineering layouts. Over 3,000 hours and 12 months, we delivered a coordinated, constructible model, reducing RFIs and eliminating surprises in the field.
